SEATTLE, WA — Tom’s Watch Bar’s Seattle location, Tom’s Watch Bar @ Bressi Garage, has been nominated for Historic Renovation of the Year by NAIOP Washington State, recognizing the team’s work revitalizing one of Seattle’s landmark properties into a next-generation sports-viewing destination.

Originally constructed in 1923 as the Bressi Garage, the building underwent a full adaptive reuse led by Generator Studio, preserving key historic elements including the original exterior, timber trusses, and nail-laminated roof decking. The renovation added a new second-level enclosure and a connected indoor-outdoor layout totaling roughly 24,000 square feet, all while maintaining the classic character of Seattle’s Lower Queen Anne neighborhood.

Inside, guests experience the signature Tom’s Watch Bar atmosphere: a massive 88-foot bar, 100+ high-definition TVs across three levels, and the brand’s hallmark “no bad seat at the bar” design philosophy. The 3,500-square-foot outdoor patio is shaded by legacy trees and offers views of Climate Pledge Arena, the Space Needle, and Elliott Bay, creating one of Seattle’s most dynamic spots for fans to gather before and after events.

Project partners include Oak View Group (developer/owner), Generator Studio (architecture and interior design), Wilcox Construction (general contractor), and Ron Wright & Associates (historic preservation consulting).

The NAIOP Washington State Night of the Stars Awards celebrate outstanding commercial real estate and development projects across the region. The Historic Renovation of the Year category honors adaptive reuse projects that preserve local history while integrating modern design and function.
